Example Haringey Development Finance Scenarios
The scenarios below illustrate the type of development finance we structure across Haringey. They are illustrative examples, not completed transactions.
Residential New Build, Tottenham N17
A 12-unit residential development on a former commercial site near Tottenham Hale. The scheme involved demolition of the existing building and construction of a purpose-built apartment block with a mix of one and two-bedroom flats.
The Challenge
The developer needed to move quickly to secure the site at auction, requiring an initial bridging facility before transitioning to a full development finance package. Planning had been granted but the developer was a first-timer with a strong professional background.
Our Solution
We arranged a bridging loan for the acquisition, followed by a development facility at 65% LTC with staged drawdowns against QS-certified works. We paired the developer with an experienced project manager to satisfy lender requirements for first-time developer lending.
Period Conversion, Crouch End N8
Conversion of a large Edwardian house into four premium apartments in a sought-after Crouch End street. The project required careful handling of the conservation area planning requirements while maximising the development value.
The Challenge
The property sat within the Crouch End Conservation Area, requiring sensitive design and high-quality materials to secure planning approval. The developer needed finance that accounted for the premium specification required.
Our Solution
We secured development finance at 70% LTC from a specialist lender experienced with conservation area projects. The facility included a contingency allowance for heritage-specification materials and phased drawdowns aligned with the detailed build programme.
Mixed-Use Development, Wood Green N22
A mixed-use development combining ground floor commercial units with 18 residential apartments above. Located on the Wood Green High Road, the scheme contributed to the council's regeneration vision for the area.
The Challenge
The mixed-use nature of the scheme limited the number of lenders willing to fund, and the commercial element required specialist valuation. Section 106 affordable housing obligations also needed to be factored into the financial model.
Our Solution
We sourced a development facility from a lender with appetite for mixed-use schemes in regeneration areas. The 60% LTC was supplemented with a mezzanine tranche taking total leverage to 85%, reducing the developer's equity requirement significantly.
